Sale Ready Reports change that. The new functionality within Orbital Residential is built specifically for conveyancers acting for sellers, and is designed to give you a clear picture of a matter before the pack goes out - helping the transaction progress quicker and keeping you on the front foot.

For firms thinking about the bigger picture, a more proactive seller service is also a stronger foundation for repeat instructions and referral relationships with estate agents.

What Sale Ready Reports does

Run the report early in a case and it’ll review what you have, flag what's missing, and surface the issues you're likely to face before the buyer's solicitor does.

Specifically, it identifies:

• Missing documents and incomplete client forms
• Title and lease issues that need resolving
• Enquiries you're likely to receive from the buyer's side

The result is a clear, structured view of the matter from the seller's perspective, at the point when you can actually do something about it. This is all exported into an editable Word document.

How it works

1. Open a case in Orbital Residential. Sale Ready Reports are available from the reports menu on any residential case.
2. Run the report. Orbital reviews the documents and information available on the matter and generates the report.
3. Review the findings. Issues are grouped clearly by category in the downloadable Word report. Missing documents, title concerns, and likely enquiries each have their own section - with supporting evidence highlighted just as you would expect from our purchase reports.
4. Act on it early. Chase the missing items, address the title issues, and brief your client before the pack goes out.
